Our property management fee includes:

  • No Setup or Administrative Fees 
  • Performing a pre-marketing inspection to determine if any repairs or cosmetic improvements are necessary to help maximize the monthly rental amount. 
  • Perform a rental market analysis to determine optimal rental rate 
  • Marketing the rental - online and on-site, if possible
  • Meet prospective tenants during the week and on weekends when it's convenient for them, not us. 
  • Screen tenants (verify income, rental, and credit history)
  • No tenant placement / leasing fee (some companies charge an additional 10% every time a lease is signed)
  • Prepare lease documents, terms, and conditions
  • Coordinate repairs with appropriate professional for the job required 
  • Provide recommendations for improvements and coordinate renovations (no additional charge or % mark up fee)
  • Provide accounting services
  • Filing of general excise tax (no charge)
  • We can coordinate payment of all property related bills such as insurance, utilities, maintenance fees, yard service, etc.. at no additional charge.

Our property managers pride themselves on delivering prompt service to both the owners and tenants.  Each owner works with a single dedicated property manager and communicates directly with them.  We constantly communicate information to owners regarding the status of their property and leases.
