No Setup or Administrative Fees
A pre-marketing inspection to determine if any repairs or cosmetic improvements are necessary to help maximize the monthly rental amount.
Rental market analysis to determine the optimal rental rate
Marketing of the rental - online and on-site, if possible
Meeting prospective tenants during the week and on weekends when it's convenient for them
Screening tenants (verify income, rental, and credit history)
No tenant placement/leasing fee (some companies charge an additional 10% every time a lease is signed)
Preparation of lease documents and addenda
Coordination of repairs with appropriate professionals for the job
Recommendations for improvements and coordination of any renovations (no additional charge or % mark up fee)
Filing of general excise tax (no charge)
Coordination of payment of all property-related bills, such as insurance, utilities, maintenance fees, yard service, etc.. at no additional charge.

Our property managers pride themselves on delivering prompt service to both the owners and the tenants. Each owner works with a single dedicated property manager and communicates directly with them. We constantly communicate information to owners regarding the status of their property and leases.
Owners can view bills and statements through their online account management portal. Statements can also be emailed every month with the option of paper statements.
Tenants can Pay Rent Online
Many of our tenants have set up automatic monthly rent payments. No more wondering if the tenant's check is in the mail. Rent is automatically deducted from a checking or savings account on a monthly basis.
