Our property management fee includes:
- No Setup or Administrative Fees
- A pre-marketing inspection to determine if any repairs or cosmetic improvements are necessary to help maximize the monthly rental amount.
- Rental market analysis to determine the optimal rental rate
- Marketing of the rental - online and on-site, if possible
- Meeting prospective tenants during the week and on weekends when it's convenient for them
- Screening tenants (verify income, rental, and credit history)
- No tenant placement/leasing fee (some companies charge an additional 10% every time a lease is signed)
- Preparation of lease documents and addenda
- Coordination of repairs with appropriate professionals for the job
- Recommendations for improvements and coordination of any renovations (no additional charge or % mark up fee)
- Accounting services
- Filing of general excise tax (no charge)
- Coordination of payment of all property-related bills, such as insurance, utilities, maintenance fees, yard service, etc.. at no additional charge.
