Can you help us find a long-term rental on Oahu?
Sorry; we are not a rental finding agency. We can only rent properties we manage. If you do not see any rentals listed on our rentals page or rentals that fit your criteria, please check the website weekly. In most cases, we will know about a property becoming available 28-45 days in advance. If you need a place 2-3 months in advance we probably cannot help that much in advance.

What is the application process?
Please email Info@HawaiiProperty.com with your name, number, and the property address of rental you are interested in. If you need a rental for less than 6 months, please see our Waikiki vacation rentals.
Is there an application fee?
No. Unlike many rental agencies, we do not charge an application fee, but we do ask that you print out or email us a copy of your credit report with a 3 digit credit score along with your completed rental application.
How can I get a copy of my credit report with a 3 digit credit score?
You can receive your free credit report once a year at www.annualcreditreport.com, but you will have to pay a small fee to receive your 3 digit credit score with your credit report. You may also try www.freecreditreport.com.
How much is the security deposit?
The security deposit is equal to one month's rent. In Hawaii, a landlord cannot charge more than one month's rent for the deposit unless there is an additional pet deposit (not to exceed one month's rent).
Can I use my security deposit for the last month's rent?
No, the security deposit is for any damages that may have been caused and cannot be used towards the last month's rent. Some places on the continental US charge 1st and last month's rent, plus a security deposit. In Hawaii, we cannot legally collect more than one month's rent for the deposit, in addition to 1st month's rent unless there is an additional pet deposit.
When is rent due?
Rent is due on the 1st of each month; if the 1st is a Saturday or a Sunday plan to pay by the Friday before the 1st.
In most cases, if rent is not received by the 3rd day of the month, an 8% late charge will apply.
Are utilities included in my rental?
Some apartments or condos include utilities in their maintenance fees so utilities (such as electricity and water) may be included in the rent. Completely read the rental advertisement, and when unsure, ask the property manager or rental agent.
If renting a house, most likely utilities will not be included.
Can my rent be increased?
If you are on a fixed-term lease, the rent cannot increase during the stated lease dates. All our rental leases require a fixed 6 month to a 1-year term and rent cannot be increased during the time stated on the lease.
Can I renew my lease?
Talk with your property manager 45 days prior to your lease expiring to see if the property is available for re-renting.
Can I make changes to the property such as painting and other improvements?
Changes can only be made with the approval of your property manager, as the property manager would have to talk directly to the owner. Rentals are expected to be returned to their original condition as they were from the day the renter first occupied the property.
Do you allow pets in your rentals?
Some rentals do allow pets, but others may not because: The rental is in an apartment or condo and the building's House Rules may not allow pets or there may be restrictions on the type, size, and the number of pets allowed. The owner will not allow us to accept pets.
If you plan on moving to Oahu and renting, it's best to have a friend or relative on the mainland take care of your pet until you can find a place that allows pets.
